About the Duluth, Georgia Area 

The colorful, pretty city of Duluth, a suburb of Atlanta, has been growing by leaps and bounds. Between 1970 and 1990, Duluth’s population grew by 399%, which was a greater rate of growth than the state of Georgia! Today, the population is 22,122. Despite its enormous growth, however, it is known for its financial stability and it has managed to maintain its small-town charm. Thus, Duluth is a very attractive place to call home. 

Duluth, Georgia, was named after the more well-known Duluth, Minnesota. It is the 2nd largest city in Gwinnett County, part of the Atlanta metropolitan area, in northern Georgia. Adjacent counties include Forsyth County to the north, Hall and Jackson Counties to the northeast, Barrow County to the east, Walton and DeKalb Counties to the southwest, Rockday County to the south and Fulton County to the west.  

One advantage to living in delightful Duluth is that you can take an easy drive to Atlanta to partake of that city’s dining, shopping, and big-city recreational opportunities. 

Location 

Duluth is just over a half-hour’s drive to Atlanta, or 27 miles southwest. Montgomery, Alabama, is a 3 hour drive, or 187 miles southwest. Charlotte, North Carolina, is just over a 3 ½ hour’s drive, or 223 miles northeast. Nashville, Tennessee, is a 4-hour and 10-minute drive, or 260 miles northwest. Duluth has the advantage of being so close to great avenues for business and recreational activity, while removed from the fast pace of a city. 

The closest cities in Georgia are Berkeley Lake, which is 2.9 miles, Suwanee, which is 6.0 miles, and Norcross, which is 6.2 miles.  

Geography 

Scenic Duluth sits 1,093 feet above sea level and is located just off of the beautiful Chattahoochee River. It has an elevation of 1100 feet and a land area of 8.8 square miles. 

Parks, Recreation, and Special Attractions 

The small city of Duluth provides abundant shopping, parks, sports, and recreation. The beautiful 45-acre Bunten Park has walking trails, 4 tennis courts, and a large activity area for children. Duluth is also close to Lake Lanier and Stone Mountain Park, which offer many recreational activities for young and old. Gwinnett County has 24 beautiful parks that stretch more than 3,000 acres. Duluth’s downtown area is on a beautifully landscaped Town Green that includes an amphitheater, an outdoor fountain, and brick sidewalks. Parks in Duluth also include the Chattahoochee National Recreation Area, Pleasant Hill Park, W.P. Jones Park, Shorty Howell Park, and Sweetwater Park. 

There are plenty of golf courses in Duluth for the golf enthusiast. The Atlanta Athletic Club in Duluth has the privately owned Highlands and Riverside courses, and the Berkley Hills Country Club has the privately owned King Hills, Pine Hills, and Rolling Hills courses. The Peachtree Family Golf Center and the St. Marlo Country Club are two of the public courses in Duluth.  

Duluth is home to the Buford Artists Colony, which hosts over 30 artists, potters, jewelers, and so on. Duluth’s historic downtown area boasts of fine art galleries, restaurants, antiques, and specialty shops. History buffs frequent the newly opened Duluth History Museum. 

The Children's Arts Museum encourages children to enjoy interacting, with its puppet theater, ceramic studio, hands-on exhibitions, kaleidoscopes and a black-box theater. It’s a real treat for kids! 

The Southeastern Railway Museum is on 34 acres in Duluth. Here you can witness the huge wheels of a locomotive and ride in restored cabooses. 

Shopping Centers include Duluth Plaza Shopping Center, Gwinnett Place Mall, and Proctor Square Shopping Center. Shops include a wide variety of offerings, including antiques, clothing, interior design, furniture, music, hardware, and more.  

Housing  

Homes in Duluth range from estates to single-family dwellings to condos and apartments, and prices vary according to location. As of February 2007, the average price for two bedroom homes is $200,607, the average price for three bedroom homes is $219,843, and the average price for four bedroom homes is $448,188. 

This is a popular area to move to, and so the sale of homes is quite steady. Homes are a good investment in Duluth.
