About the Cumming, Georgia Area 

Cumming is known for its exceptional schools, convenient location, outstanding homes, upscale living, clean neighborhoods, and beautiful landscape. The city of Cumming is the county seat of Forsyth County. It was incorporated in 1834 and is named in honor of either Col. William Cumming of Augusta, a distinguished lawyer and an officer in the War of 1812, or Sir Alexander Cumming of England, who settled in America in 1729 and became a Cherokee leader. 

In Cumming, we have a small-town feeling--at the 2000 census, the population of the town was 4,220; in 2005 it was up to 5,443. There is a population density of about 743 people per square mile.The average household has 2.68 people, with 21.3% of them being with children.

Location 

Cumming is close to the big city, but it has retained its good-old country feeling. Cumming stretches from the banks of the Chattahoochee River up the shores of Lake Lanier, to the feet of the North Georgia mountains. It lies north of Alpharetta, North East of Cherokee County, West of Gwinnett County, and borders Lake Lanier to the south and southwest.

The city of Cumming has an elevation of 1200 feet and a land area of 5.9 square miles.
Its nearest cities are Sugar Hill, Buford, Suwanee, Rest Haven, Alpharetta, Duluth, Flowery Branch, Dawsonville, Roswell, and Atlanta, which is only 36 miles from Cumming.  

Jobs and Economy 

Industries providing employment in Cumming are the arts, entertainment, recreation, accommodation, and food services (14.1%), educational, health, and social services (14.0%), construction (12.9%), manufacturing (11.9%), and retail trade (10.8%). 

As of February, 2007, the unemployment rate in Cumming is 3.5%, with a job growth rate of 2.1%. Job growth over the next 10 years is predicted to be 45.3%. 

The sales tax rate in Cumming is 7.0%. Income tax is 6.0%. 

The income per capita is $16,679, and the median household income is $38,781.  

Housing  

As of February 2007, Cumming homes are in high demand, and there is a lot of new construction that will help to increase property values. Homes sell in an average of 80 days and bring in about 98% of the asking price.

Parks and Recreation 

Cummings is known for its historic Cumming City Hall and the many beautiful parks in the area, including Cumming City Park and Bald Ridge Creek Park, Sawnee Park, and Shady Grove Park, which have campgrounds.  

Lake Sidney Lanier is located approximately 25 miles north of Atlanta. The lake provides fishing, boating, skiing, bird watching, golfing, and more. Nature lovers have made their home here, and there are homes around the lake to suit many lifestyles. 

Cumming is currently developing a wonderful aquatic center for the residents to enjoy. Other notable locations in Cumming include the Cumming Industrial Park and Forsyth County Courthouse.
If golfing is your sport, enjoy the Country Land Golf Course, the Hampton Golf Village, the Lanier Golf Club, Polo Golf and Country Club, and Windemere Golf Club right in Cumming.
Residents of Cumming enjoy a large variety of shopping opportunities. The North Georgia Premium Outlet Mall is located only a few miles north of Cumming. North Point Mall and the Mall of Georgia are within close proximity, and Lakeland Plaza Shopping Center is in Cumming itself.  

Near Cumming is the historical Poole’s Mill Covered Bridge, built in 1906. A great place for a picnic!

Cumming gets about 54.9 inches of rain per year. Snowfall is about 2.3 inches. The average US city gets 24.4 inches of snow per year. The number of days with any measurable precipitation is 112 and it is bright and sunny about 219 days per year. The high is around 90 degrees and the low is 32.
